Lawn Top Dressing

A precise layer of the right material, applied evenly.

The diagnosis

Top dressing is the right tool when the surface is close but not right: minor washboard, thin soil over roots, drainage that hesitates, turf that has stopped improving no matter how it is fed. It is also the finishing pass after aeration or seeding, where a measured layer protects seed and levels as it feeds.

Method & materials

Mason sand, topsoil, compost, or a custom blend, selected for the lawn and spread evenly with a professional top dresser.

Mason sand for smoothing and firmness. Screened topsoil where the profile needs body. Compost where biology is the problem: compacted, lifeless soil that sheds water. Most lawns get a blend, and the ratio is decided on site, not in a brochure.

What to expect after

A properly top-dressed lawn shows material for a week or two, then the turf closes over it. Water normally, mow when dry, and expect the improvement to compound: each season the soil profile gets deeper and the surface more even.

Common questions

How much does lawn leveling cost?
Pricing depends on the size of the lawn, the amount of material required, access, and the severity of the unevenness. Request a quote for an accurate estimate. It only takes a few minutes.
